One Of Ireland’s Most Distinguished Manor House Estates Comes To Market

CBRE Hotels has announced the launch of Mount Falcon Estate to the market, representing one of the most significant hospitality investment opportunities to emerge in the West of Ireland in recent years.

The fully operational four-star deluxe manor house hotel and estate – in the heart of the Moy Valley, County Mayo – is offered for sale by private treaty on behalf of the Maloney family.

The property has been restored by the current owners to its former baronial glory while evolving into a multi-revenue hospitality destination.

Designed in 1872 by James Franklin Fuller – the celebrated architect of Ashford Castle, Kylemore Abbey and Farmleigh House – the manor house was completed in 1876 as a masterpiece of Victorian Gothic architecture.

Following an extensive three-year restoration by the current owners from 2002, it opened as a luxury country house hotel in 2006 and has continued to grow in commercial offering.

‘Considerable Development Potential’

“In the Irish hospitality investment market, truly complete estate assets of the calibre of Mount Falcon are extraordinarily rare,” said Susan Joyce, director of CBRE Hotels Ireland.

“It offers a combination of heritage, natural beauty and diversified revenue streams.

“The estate’s freehold tenure and its considerable development potential – including scope for additional bedrooms, further lodges and enlarged banqueting facilities, subject to planning consent – represent compelling upside for the incoming purchaser.”

The estate comprises 32 bedrooms within the manor house – including two suites and four deluxe rooms retaining their original period features, from 15-foot ceilings and marble fireplaces to freestanding cast-iron baths – complemented by 45 luxury lodges set across three distinct settings: the Woodlands, the Courtyard, and the Lakeside.

In total, the hotel owns 17 of these lodges and, together with some of the lodges that it leases, there is additional accommodation for up to a further 118 guests.

The award-winning The Kitchen restaurant (two AA rosettes, 100 covers), the Boathole Bar, a 17-metre indoor pool, an Elemis spa, and conference and banqueting facilities including the Fuller Room (up to 200 guests) further underpin the estate’s position as a complete destination hospitality offering.

Salmon-Fishing

Perhaps the estate’s most singular distinction is its 3.2 kilometres of exclusive double-bank salmon-fishing on the adjoining River Moy – the most prolific salmon river in Ireland, recording approximately 9,000 rod-caught salmon annually.

The Mount Falcon fishery carries a ten-year average of some 350 fish per season – unrivalled in Irish hospitality.

Divided into ten beats and featuring the celebrated Wallpool, the fishery is managed by a resident fishery manager and dedicated ghillies, and it remains exclusively available to hotel guests.

‘Extraordinary Guest Roster’

Beyond fishing, Mount Falcon is positioned at the heart of Ireland’s north-west golf corridor, one of the world’s fastest-growing golf tourism destinations.

Guests enjoy access to 12 golf courses – including Enniscrone, Carne Belmullet, Rosses Point and Strandhill, all ranked among Ireland’s finest championship links – within an hour’s drive.

On-estate activities including falconry, clay pigeon-shooting, archery, a nine-bay golf driving range, and three kilometres of woodland trails.

According to CBRE, the estate’s ‘storied history and extraordinary guest roster’ further attest to its enduring prestige.

From Vivien Leigh and Peter Sellers in a bygone era to Tiger Woods, Nick Faldo, Bill Murray, Emily Blunt, Jon Hamm, Jamie Dornan and US President Joe Biden in more recent years, Mount Falcon has long been the destination of choice for high-profile guests.

The estate is a member of Original Irish Hotels and recognised among Best Loved Hotels, a curated collection of the best independent hotels and resorts around the globe.

“We are proud to be entrusted with bringing this remarkable estate to the market,” said CBRE’s Joyce.
